Emergency repairs are:

  • a burst water service or a serious water service leak
  • a blocked or broken toilet
  • a serious roof leak
  • a gas leak
  • a dangerous electrical fault
  • flooding or serious flood damage
  • serious storm, fire or impact damage
  • a failure or breakdown of the gas, electricity or water supply
  • a failure or breakdown of an essential service or appliance on the property for hot water, cooking or heating
  • a fault or damage that makes the property unsafe or insecure (for example, this may include repairs relating to smoke alarms or electrical safety) 
  • a fault or damage likely to injure a person, damage property or unduly inconvenience a tenant
  • a serious fault in a staircase, lift or other common area of the property that unduly inconveniences a tenant in gaining access to, or using, the property.

All other repairs are considered routine repairs.

If a drainpipe blockage is a result of fair wear and tear (e.g. tree roots) the property manager/owner is responsible for ensuring the drainpipes are cleared and maintained to a working standard.

If the tenant has caused the blockage (e.g. a child puts a toy down the drain) they may be responsible for the removal of any items that caused the problem. The tenant may also have to pay for the cost of removal and any damage.

However, if the tenant has not done anything to block the gutters, the property manager/owner may be responsible for cleaning them

IMPORTANT NOTE TO TENANTS: please contact property manager by sending SMS to 0415 511 288 and allow reasonable time for response. Emergency repairs costs are generally the lessor’s responsibility, however, if emergency repairs was caused by the incorrect use by the tenants, the tenant may be liable for the cost of repair and the call out fee.
